5 Principles Of Developing A Successful Mortgage Business

Monday, March 31st, 2008

By Brian Diez Most mortgage professionals started in this industry during the refinance boom, when all it took to make money was the ability to call an internet lead. As a result, most of us never learned how to build a mortgage business correctly. Not so long ago, I was in those same shoes. My first 2 years in the mortgage business I tried all the same things most newbies try. I spent hours cold calling new prospects. I tried “direct mail” companies and their worthless fake check letters. I knocked on every realtor’s door looking for scraps, practically begging for a chance to prove myself. I even called those stupid internet leads and ended up competing against 10 or 15 other mortgage guys for the same pathetic loan. Finally, I wised up. I realized that if I kept doing the same things as my competitors, then I’d keep getting the same results. I began to search the internet for new and different ideas. I was looking for the “magic pill”… the secret technique that would make me wealthy beyond my wildest dreams. What I found will Amaze you. Before I can tell you about my Amazing discovery, first let me tell what I realized this business is not. Try to keep an open mind, since this may go against everything you’ve been taught. You should find this to be very revealing. Mortgage Myths Exposed! Myth #1 - You have to close 15-20 loans a month to be successful. The problem with the volume mentality is there are a lot of borrowers who want a mortgage, but with so many lenders now out of business and home values declining, fewer borrowers will qualify for your services. But there are still a ton of loan officers who are spending thousands of dollars every month, on all types of leads, trying to hit these numbers. For every 10 applications they take, they may be able to do 1 loan. Unfortunately they’ll have to cut fees and compete with 4 or 5 other desperate Loan Officer’s for the business. That’s a lot of money and time WASTED. ….News flash…The “refi boom”…as we know it…is over…. If you’re only getting half a point to a point on every loan, and you can find and close 15-20 loans a month, then you may be able to survive in this market. Personally, I wouldn’t want that kind of business. Would you? Myth #2 - You have to work long hard hours to make a lot of money. How many beautiful sunny weekends have you wasted sucking up to nasty real estate agents at their open houses trying to get their buyers to let you pre-approve them…or how many dinners, softball games, or parties have you missed while you were cold calling till 9PM five days a week? Now of that time you gave up forever, how much of it was spent actually MAKING MONEY? Myth # 3 - You need to be educated about every mortgage product available so that you can close any loan. Are you one of those mortgage people who spends hours on end trying to find a home for a loan because it’s your only customer? Many people would have you believe you need to be a jack-of-all-trades to succeed, otherwise you’ll risk losing a loan. That’s a lot of time and energy you could be spending closing loans. Myth #4 - You have to be aggressive and chase a prospect to get their business or someone else will get the loan. Call it being aggressive if you like. I call it begging. You know it’s begging because deep in your gut you feel desperate. You need them more than they need you! Myth #5- You need a lot of money to market like the big companies. I got started with a HP 2500 Color Laser Printer and a HP desktop computer with Windows XP 2000 mailing out 200 letters a week. My point is my techniques work whether you’re a one man shop working from home or a major lender sending out 100,000 mailers a week. The AMAZING thing is, somewhere in the back of your mind, you’ve probably always known these things to be true. Chances are you’ve been blaming yourself for your lack of success, so you push harder and harder, working later and later, spending more and more on leads and advertising, but you still aren’t seeing any major results. The Problem Isn’t You. It’s Your System That’s Flawed. Your system is based on the philosophy that who ever works the hardest makes the most money. Sorry, buddy. That’s just not how the world works. The world rewards the better mousetrap. Don’t try and reinvent the wheel, just make it better, faster, or cheaper. Change the way you think and your actions change as a result. New actions lead to new results. The Definition Of Insanity Is Repeating The Same Behavior And Expecting A Different Result. It took me 2 years to figure out how to make big money in this business. I’m about to share with you my Philosophy For Success. Revelation # 1 - Close fewer loans for bigger fees. Concentrate on clients who are predisposed to paying more. There is less competition and less work involved, once you know how. You won’t have to “sell” them on your services because they are in real need of your help. Revelation #2 - Work smarter, not harder. A mistake many sales people make is trying to wear all the hats in their business. They mail the letters, answer calls, go to open houses, price the loans, call the prospects…MISTAKE. Why do yourself what you can have others do for you, especially if they can do it better and cheaper than you? Concentrate doing what you do best. Contract out the rest. For example, I could teach you how to write sales copy like a pro, but consider how much time and energy you’d waste trying to do what I can do better than you anyway. Your time is more valuable than money (you can always make more money). Spend your time doing whatever it is you do that makes you the most money, like closing loans. Revelation #3 - Be an expert in a niche. Knowledge is power. If you look at any “Guru” he or she is an expert at their chosen field. That’s why they can command top dollar. Besides, it’s much easier to be great at one thing than pretty good at everything. Revelation #4 - Positioning is everything. From the moment you first make contact you must position yourself to be, and stay, in control of the relationship (or sales process). Your prospect should see you as the best, if not only, solution to their problem. Revelation #5 - Be consistent. Don’t think that by mailing just one “perfect” letter out over and over again you’re going to be rich. The secret to effective marketing is repeating your message to your target audience over and over again in new and creative ways. Avoid looking like the competition and avoid being boring at all costs. Consistency builds trust. For example, send out 1 outrageous letter to 1000 prospects and get 10-20 calls. Send out 6 outrageous letters to the same prospects and your return is MULTIPLIED. It’s time you realized you’re not in the mortgage business. You’re in the marketing of your mortgage buisness - business. Digest that and you’ll have a chance to survive. Brian Diez AKA The Mortgage Insider See my blog at briandiez.blogspot.com P.S. Recognizing Apostasy and Deception

Saturday, March 29th, 2008

By Dene McGriff PREFACE TO UNDERSTANDING APOSTASY AND DECEPTION In the last days the greatest deception ever perpetrated on mankind will beguile mankind, including Christians. One great nation, headed by the antichrist, will subdue the nations of the earth and dominate the world. People will think him the Savior, the man with the answer to the worlds complex problems, and the great peacemaker in an exceedingly dangerous world cowed by the specter of terrorism and economic collapse. He will do the unthinkable and make a pact with Israel to make peace in the Middle East. One man, who claims to be a Christian and appears to be a wonderful person and great leader, comes to power with the backing of the Church only to later turn on the church and Israel in the worst persecution the world has ever seen. Although seen by Daniel 2,600 years ago, and the Apostle John nearly 2,000 years ago, this could very well happen in our lifetime. The Bible speaks of a period of deception, and tribulation that is without precedent. What will it mean practically? If the Bible is correct (and I believe it is), it will get to the point where you will not be able to buy or sell anything. You wont have access to food, clothing, housing, health care, schools - nothing! If you are not a Christian (and by that I mean you dont have a personal relationship with God through Jesus Christ and havent been reborn in your human spirit), you will probably be so caught up in the deception that one day. When you are given a choice that will enable you to continue to buy and sell and live a half way normal life, you will agree to take a mark and worship the antichrist. This will determine your eternal destiny. Most will be deceived! Most will take the path of least resistance. You will be deceived if If you are a Christian that has made himself at home in this world. If you dont grasp your true citizenship, you will become a part of the system without realizing it. If you live in the wisdom of this world. If you live and act as if you are a citizen of this world rather than a heavenly eternal kingdom. If you try to straddle the fence and have the best of both worlds. What you love most will win out in the end: Jesus or the things of the world. If you love the approval of this world, and are afraid to go against the tide. If you love your life more than God. If you love your family and friends more. If you dont love the truth as revealed in Gods Word. As the country singer sings, you have to stand for something or youll fall for anything. If you arent clearly standing for what God stands for. If you have given in to the broad way of thinking without questioning. If you are a true Christian and not part of the apostate (fallen) Church, you will be persecuted by your Christian friends and family - people you loved and trusted–because of your contrary stand. If you are an overcoming Christian, you will suffer the loss of all things, including the rejection of those closest to you. You will be delivered up and put to death (again, these are not my words, but right out of the Gospels). This is a small price to pay for the privilege of seeing our Lord return and to be able to rule and reign with him throughout all eternity. Revelation speaks of witness, witnesses and testimony. The root in Greek for all of these words is martyr! Revelation 12:11 tells us that we overcome by the blood of the lamb, the word of our testimony, loving not our lives unto death. Only those willing to die for their faith will escape the great deception. This is as it has been down through history but even more so in the end of days. Our assumption in writing this book is that many who read it will be those who want to stand for what God stands for, are aware of the inevitability of deception, because they know the Scripture tells us that this deception is so good that it can deceive even the very elect (by the way, Matthew 24:22 and the phrase if it were possible found in some translations is not in the original Greek text). They want to know how to recognize it. They know prophecy was written for a reason - not just for academic interest. It was written to warn us about what is to come so we will not be deceived. The purpose of this book is to equip the believer to recognize deception and to expose the extent of deception that is already at work. There is deception in the media, the entertainment world, the news, schools, government and even church. Only those who recognize and obey His still small voice will overcome. Only those with the eyes of the Spirit of God will see the true picture. Only those who have an ear to hear what the Spirit is saying to the churches will overcome. Only those who are willing to suffer the loss of all things will overcome. Only those who are built up with others in a vital Body Life will overcome. This is not the time to stand alone. We need one another. Dont depend on others to interpret the Bible for you (not even us.) Let Gods Word speak to you personally. Your only hope for avoiding deception is to know the Lord, know his Word and be closely knit with other saints. The stakes are high. The reward is great, so hang in there! INTRODUCTION This book is about recognizing deception and apostasy. If we are those Christians finally, after 2,000 years, living in the end of days, the greatest delusion ever to come upon the earth is coming or may already be here. How do we recognize it? How can we avoid getting caught up in it? Is there a magic bullet, some protection from its beguiling power? The word deceive means “to mislead by falsehood or to delude.” A good deception is so compelling that people ARE conned by it. You may think you are seeing something really good when it is evil. If you think it is going to be easy or obvious, then it isnt deceiving. Right? So many glibly think God will take care of them when the time comes. But if you havent learned to get into Gods presence and get fresh revelation from Him today, I doubt that, in that day, truth will just jump up and slap you in the face and say Here is how you are being deceived. Deception works like the frog in the heating pot of water the frog gets used to the gradually increasing temperature until it is too late. That being the case, it would make sense that there is some careful manipulation being done in the world to “muddy” our understanding of both the scriptures and world events as they happen. Because the end times prophecies are going to happen in this physical world, Satan will need to deceive Christians in their understanding of Bible prophecy or their application of it to the nations and events on the earth, or both. Therefore, we need to see with increasing clarity if there is political spin, media spin and even Christian spin in the information fed us. Richards J. Heuer Jr. wrote about this common phenomenon in a 1979 article entitled, “Do You Really Need More Information?” He writes: “Information that is consistent with our existing mindset is perceived and processed easily. However, since our mind strives instinctively for consistency, information that is inconsistent with our existing mental image tends to be overlooked, perceived in a distorted manner, or rationalized to fit existing assumptions and beliefs. Thus, new information tends to be perceived and interpreted in a way that reinforces existing beliefs.” People dont want to be confused with the facts. They want to make the facts fit their preconceived notions. That is why it is so difficult to perceive the deception. We were born and raised to believe a certain way and few can think outside the box they were raised with. So how do we recognize deception? How do you recognize a counterfeit dollar bill? They teach bank tellers that the best way to recognize the counterfeit is to know what a real one looks and feels like. Below is a short checklist of how to avoid deception: Have a close personal relationship with Jesus Christ yourself. We are responsible for our own spiritual destiny not depending upon a relative, a pastor, priest, church or program. Satan is the Prince of this world. This is his territory and he is the master deceiver! Expect the media, your leaders and others to lie. Dont be afraid to question information and sources. We answer to and are accountable to God alone not to any person in between. No one will be with us at the judgment seat of Christ. Read the Bible. Study prophecy and expect the Spirit to enlighten you. Be open to see what is happening in the institutional church. If we blindly accept what our Christian teachers tell us, we may be led astray. Be open in your mind and heart (because it is ultimately a spiritual matter requiring revelation). We need to have an open heart so God can reveal the truth to us from His Word not the spun teachings of the establishment sold out to the world and the State. We must be careful whenever we are reading or listening to the professionals. This information is so important we shouldnt assume we know it all. We had better take a fresh look ourselves instead of taking the experts word for it. It is not a sin to question our Christian leaders. Bereans were praised by the Apostle Paul for holding up what he said to Scripture. If anyone tells us otherwise, we must be very careful. These are not Gods anointed with a corner on the truth! We have access to the same Bible and the same Lord! The Nature of Christian Deception In the last chapter of the Book of Daniel, it says twice that the words of the prophecy should be sealed up and concealed until the end of the age. Christians have been trying their best to determine the meaning of the prophetic books of the Bible but it will only be revealed to the generation with a need to know. Christian writers tried to interpret prophecy in terms of their historical, political and social context. It is easy to see how things could get off. The biggest source of deception, in my opinion, comes from confusion relating to dispensationalism, a doctrine which started in the 19th century. It started as a vision that the church would experience a secret rapture prior to the tribulation. Once theologians believed that the church was gone, they came up with a theory that the church age (or dispensation) ended with the rapture and that Gods attention turned back to Israel. Today, fundamental Christianity is so steeped in this tradition that they cant see beyond it. What started as a little doctrine has grown to be a huge system of doctrine with one error compounding upon another. This is called systematized error. This is a huge subject for another book but suffice it to say at this point that the question is not so much the timing of the rapture, but the importance of the church and Israel to be present as the Two Witnesses of Revelation 11 the two olive trees and the two lampstands. The failure of Christians to see the Church in every chapter of the book of Revelations has blinded them to the essential role both groups have. If Christians assume the church will not be here during the Tribulation period, they will miss the signs. In working on an up coming book, we have read and reread the great theologians of the past Ironsides, Pentecost, Barnhouse and many others to the present such as Ryrie, Walvoord, Steadman, etc. The blindness of these men caused by one false assumption has led to the failure of an entire generation to grasp the significance of the last days to the church and an escapism worthy of the Laodicean Church. Two errors make prophecy of little importance to Christians. First, the dispensational approach believed that since the church raptures at the beginning of the tribulation, it is not even present during the final seven year period. The second is preterism, currently promoted by the Bible Answer Man (Hank Hannegraff), which says that Revelation was written before 70 AD and all prophecy has been fulfilled. Both extremes tend to negate the importance of prophecy. When Will the End Come? Although Christians down through the ages thought their generation might be the one, there are two major events that signal the “beginning of the end. The end cannot come until these two things occur. One relates to the restoration of the nation of Israel and the other relates to the rise of a nation that dominates the earth like none other in history–a young nation that comes out of the Western Christian world and dominates the entire world (the eleventh horn). The Bible clearly foretells many times in the Old Testament the scattering of the Jews throughout the world and their gathering in at the end of days just before the Messiahs reign. In 1948 the nation of Israel was restored, with Jerusalem being captured in 1967 during the 6 day war and made the capital in 1981. Luke 21:24 says, and they will fall by the edge of the sword, and will be led captive into all the nations and Jerusalem will be trampled underfoot by the Gentiles until the times of the Gentiles be fulfilled. After nearly two millennia of being dispersed throughout the world, this tiny people group made their way back to the land God had given them. Today we see the Jews barely holding on to their little nation of Israel, as the whole world experiences wars and rumors of wars, famine, pestilence, and earthquakes - all of the signs of the times foretold in the Bible. The other major event is one that almost all theologians and Christian leaders seem to have missed. The Bible tells us that there will be a powerful nation in the last days that will dominate economically and militarily. Just as the modern nation of Israel was born, another nation was becoming a world economic, political and military superpower. In the years following WWII, America was emerging as the supreme military superpower in the world. Today it spends more on its military as all the nations of the earth combined. It has been so technically advanced, no one can stand against it. Wherever America has gone, she left troops and military bases (e.g. Germany, Korea, Bosnia, Iraq), and in recent years she has taken on the world in preemptive strikes at will around the world, totally ignoring world opinion and the UN. It also emerged as the dominant commercial force in the world. In 1972, the entire world went on the dollar standard and U.S. domination of the world economies was complete. It is very interesting that most Christians cant see America for what it really is but academics clearly understand the complete dominance of America from a military, economic or political point of view. When I presented this material to a group of conservative Jews in Buenos Aires, they had no difficulty in seeing the role America is playing in the world. Outsiders such as the 19th Century Frenchman Alexis deToqueville and the Russian Aleksandr Solzhenitsyn have always been able to see our strengths and weaknesses better than we can. They have also seen the dominant place of religion Christian fundamentalism in our history. Based on the above, isnt it conceivable that this really could be the end? These conditions that were prophesied so long ago have never before existed in history. Christians are blinded to the possibility that America could be that nation. They see the antichrist coming out of Europe, Russia, Iraq, Israel, etc. anywhere but America. They fail to understand that God looks at peoples rather than geographic boundaries. We are European in language, culture, law, etc. We are also the most Christian nation on earth whereas Europe, Russia, etc. are post-Christian. Because theologians were expecting the church to be gone, they saw the antichrist as likely a Jew again, so confused because of their predisposition to believe Christians are gone. However, if they are gone, how can they be deceived? Oh well. A WORD ABOUT THE ANTICHRIST We greatly underestimate Satan himself if we do not remember that he is known as the deceiver of the brethren and the one who can appear as an “Angel of Light.” As such, he will perpetrate his cleverest deception upon the American evangelical church. Can you imagine anything more diabolical than deceiving Christians into actually helping the “beast” come to power? Revelation sees the beast come to power with the woman (the church) riding the beast! Since Satan’s plan is to hit us coming and going, we must be cautious when a leader comes along who seems to have all the answers–one who is moral, decisive, and charismatic and, above all, talks the Christian talk. Watch out when a leader feels called by God to bring peace to the world, solve the sticky problem in the Middle East, and bring Christian values, morals and free market prosperity and democratic self-rule to the whole world. He sees the Church and State in partnership, funding faith-based initiatives, in bringing this new wonderful peace to the world. He will be lauded from the pulpits across the land as Christians are caught up in the great patriotic fervor as his armies march against the evil forces of ignorance, intolerance and Islam. The term antichrist is a misnomer. People think it means against Christ but it really means a Christ substitute. Could an obviously evil, new age person from Europe fool an American evangelical Christian? I doubt it. So many believe the antichrist will be from the Middle East or Europe, marginally Christian if at all probably new age, even a Jew but this is not what the Bible tells us. The Bible indicates that many trusting Christians will take the antichrist at his word and even support him. Today, if a public figure claims to be a Christian everyone believes him and takes it at face value. The Bible tells us that antichrist represents the most powerful country in the world one that dominates it militarily and commercially. That can hardly be Russia, Italy (the Vatican), Iraq, Israel or even the European Union. He makes a defense treaty with Israel and he is so beguiling that even Christians are seduced by his wiles. Only one nation fits the description. Only one country has the crusading Christian zeal and sense of destiny. We hear from Christians around the world and it is interesting to note they dont find that nation quite as hard to identify as we do. People do not understand that God deals with peoples not geographic boundary lines. America is an extension of Europe in language, culture, history and law. We are the apex of Western Civilization. We may well be that conquering Christian nation that no one in the world can stand against. We may be the little horn of Daniel, having grown out of the ten, ripping the three that colonized us out (the English, French and Spanish) and now dominate the whole World as the only superpower with the will and the way! So what does this say to American Christians that their beloved country could be the evil empire of the last days? That very well could be, and if that is the case, the deception will be far worse in the heart of that darkness. Apostasy means falling away implying a church that once had the truth and lost it. So is it possible that the American church is epitomized in the description of the Church of Laodicea (Revelation 3:14-22), a church that thinks it has it all and really doesnt? How deceiving would it be for the American Christian who thinks America is a force for truth, justice and democracy taking the world for Christ and the church by vanquishing the evil godless dictatorships of the world? What if things are not as they seem? Recognizing deception and apostasy may be more difficult than you think! Writing A Great Resume, Part 2

Friday, March 28th, 2008

By Jane Fulton TIP: Update your resume often. Be sure to add details of any training course, new interests and areas of responsibility. Continue to style your resume the way we did it before. Use Bold font for section headings. You might also want to underline them. TIP: For Speed-highlight the text to underline — go to the top toolbar. You will see a button that looks like U (with a line under it). Click that button and it will underline your text. For each job and educational establishment, make the font of the first line larger than the lines below it. Choose a bold font style or a bolder font. Hightlight these lines — go to the ‘Format Menu’ and select ‘Tabs’. Type ‘2in’ in the box as the tab stop position. Click ‘ok’. The second half of these lines will now appear above each other. It might be neccessary to adjust the spacing to suit your text. TIP: When you write a letter of application to accompany the resume, use the same fonts used in your resume. That way your letter and resume will compliment each other and have a professional appearance. Your potential employer may form the opinion that you pay attention to detail. Highlight the lines that describes what each job entails, go to the ‘Format Menu’ — choose ‘Paragraph’ — type in the same measurement you used for the Tab Stop Position. Depression And New Places

Wednesday, March 26th, 2008

By Justin Meyer Sometimes it can be difficult when you find yourself in new surroundings. Familiarity brings comfort and when that comfort is absent, it can be difficult to deal with the situation. It can even bring on anxiety and depression. How do you deal with this? There are a few techniques that should work. The first is to find an area that you are comfortable in. This is especially true in a large area. You need not try to adjust to the whole place. Find a comfortable spot where you can relax and be comfortable. Someplace that you can spend a lot of time (chairs would be useful here). Bringing something that makes you feel comfortable will also be helpful. By having a book to read, or a small project that you can retreat to, you will be able to limit your social interaction and give yourself something to do that you can feel comfortable with. By having something brought from home, you can also bring some comfort from those items. Another important aspect to keep in mind is the following. New places can also help you with your feelings of depression. Many times a new place will bring with it complimentary changes in your mood. You might not have realized it but the former place where you found yourself might have been a cause for your depression. Pluralism and Modern Christians: Exclusivism in an Inclusivist World

Monday, March 24th, 2008

By Steve Singleton When we encounter people of other faithsBuddhists, Hindus, Muslims, Jews, Baha’is, etc.observing their obvious devotion to what their religious convictions and the inner peace they seem to have and the gentleness, it makes us want to make a place for them in the kingdom of God. Our Western culture promotes pluralism of all kindsracial, ethnic, political, and religious. Anyone who argues for one Way as the exclusive way of salvation our society opposes, ridicules, and fears. Of course, God, in His sovereignty, may choose to save anyone He wants. In the exercising of His wisdom, justice, and mercy, He certainly has the prerogative that human judges often exercise: of allowing for extenuating circumstances and the attitude of the defendant. What’s more, He can factor in the confluence of a multitude of cause-effect relationships wholly unknowable to humans. We are confident that if He makes such allowances, they will be decisions that will only serve to magnify His holiness, His grace, and His righteousness. We are not in a position, however, to second-guess or to make reliable predictions about what He will and will not do in His role as Judge of All the Earth beyond what He has revealed to us. Biblical history yields examples when He granted pardons (2 Sam. 12:13; Ps. 32:1-5; Jonah 3:10) or overlooked shortcomings and failures (2 Chron. 30:17-20; 2 Kings 5:15-19), but it also reports that at other times, He demanded exacting obedience and punished failures to comply to the smallest detail (Lev. 10:1-7; 2 Sam. 6:6-7). It is not for us to attempt to predict, much less to demand, what He will do or choose in specific cases. Our task is only to proclaim what He has revealed in His Word. Jesus Himself said, “No one comes to the Father except through Me” (John 14:6). His apostle, Peter, restated the same principle: “Salvation is found in no one else, for there is no other name under heaven given to men by which we must be saved” (Acts 4:12). Paul adds: “In the past God overlooked such ignorance, but now he commands all people everywhere to repent” (Acts 17:31). For us to grant even hypothetical pardon to anyone who has not responded to the gospel of Jesus Christ seems tantamount to calling Jesus (and Peter and Paul) a liar. If He is truly my Lord–if He is truly yours–we cannot call Him a liar or contradict His express statements. We must, instead, obey His call to “Disciple all nations, baptizing them into the name of the Father and of the Son and of the Holy Spirit, teaching them to observe everything I have commanded you” (Matt. 28:19-20). If that makes us Christians exclusionists, so be it. If that means our stance is a stumbling block to the world, that’s all right. The cross has been a stumbling block and foolishness to an unbelieving world throughout the entire history of Christianity. Yet, to those who are being saved, “it is God’s power and God’s wisdom. For the foolisness of God is wiser than man’s wisdom and the weakness of God is stronger than man’s strength” (1 Cor. 1:24-25). * * * Copyright 2006 Steve Singleton Steve Singleton has written and edited several books and numerous articles. Keeping the Flame of Love Burning

Saturday, March 22nd, 2008

By Syed Quadri Love relationships and fireplaces are very similar. Both can bring warmth and a feeling of comfort into our homes and make it a cozy haven to help us escape from the harsh realities of life. However, it takes hard work to make this happen. To keep the flame of love burning in your relationship, you shall have to add the wood to keep this fire burning at the same rate at which it gets consumed. The beginning of any romantic relationship is full of spark. The spark becomes brighter and mightier when you add fuel such as chocolates, flowers, love notes, love bites, candle light dinners and just being together. Soon routine sets in and you and I, let other things to consume us. Our work, kids, housework seem to take all our time, and we are left with no time for keeping the flame of love burning brightly. No longer are candle light dinners, long walks, hugs, holding hands and doing other things together, important. Instead the man finds warmth on the couch in front of the TV and the wife finds her affection in a book. Many of you, who are still with me, must be thinking Wow, this is really us! So how can we ensure that the romance and passion stay alive? If we desire something with a deep intensity and passion, we shall also have to work hard with purposeful intention to make it work. So in order to keep the fire burning, you shall have to work, be ready to make the effort and also be prepared to do things which you would never have done, before. 1. Be prepared for the cold and harsh winters before they come An intelligent person will always try to be prepared knowing that cold season is approaching. This means that the person shall have enough firewood cut and stored to keep him warm and comfortable. Similarly, you should set aside some money to indulge yourself in things that can keep the passion alive in your relation. Plan special dates, candle light dinners, or just some time away from everyone and stay warm. 2. Do not wait for too long; feed the fire on time to keep it burning Understand that you sometimes need to get away from the regular environment and go to someplace new. This shall help you feed the fire regularly and continuously. Send your beloved flowers, gifts, or just go for a long drive. Surprise your partner by calling him and saying I just called to say, I love you. This is very effective. Watch the sparks fly once again. 3. Know your firewood Make serious attempts to know your likes and dislikes. Find out what your lover likes to eat, whats his favorite color, what kind of movies does he like etc. And if you are not sure what turns him on or off, Ask! Its better to ask than experiment. However if your relationship has died and grown cold, you shall have to start all over again. The best way to revive the fire is to feed it a little at a time. Revisit your courting days and do the same things you did back then. Late night phone calls, flowers, candy, perfumes, toys, hugs, stealing kisses and watch the fire come back to life. Remember, when the fire dies, its not just the fireplace which becomes cold, but the whole house! Killer Outdoor Workouts in 20 Minutes or Less

Thursday, March 20th, 2008

By Mike Geary I’ve got just a quick tip today to help get you started on your summer beach body. With summer right around the corner here in the US, the weather is starting to warm up and people are flocking outside after being cooped up all winter. Now that it’s getting nice outside, why not take some of your workouts outdoors, instead of the stuffy old gym? Your workouts also don’t have to be long drawn-out 2-hour events in order to get a great metabolism boosting, muscle sculpting workout. Here’s an idea for an outdoor workout that literally takes me 10-20 minutes, but has me drenched in sweat and pumped up by the end… There’s a little playground and a softball field at the end of my road. So on a nice day, if I decide I just want to get a real quick outdoor workout in, I run over to the field, spend a couple minutes limbering up, and then… depending on how I feel, do about 10-20 minutes of the following exercises with almost no rest in between: -50, 75, or 100-yard wind sprints -hill sprints (if you have a hill nearby) -pushup variations -walking lunge variations -bodyweight squat variations -box jump, squat jump, or lunge jump variations -pullups on the playground monkey bars -mountain climbers on ground Sometimes I’ll rotate through all of these exercises and sometimes I’ll just pick a couple of them and just keep alternating. Whatever I choose, I keep the rest periods very short (10-30 seconds at most) so that the intensity stays as high as possible. This really maximizes the fat burning hormonal response and metabolism boosting response you get from these workouts, given the brief duration of the workout. Believe me, if you do this at a high speed clip, you’ll get a killer workout in as little as 10-20 minutes, and then you can get back home and get on with your life. Even if you’re not in super shape right now, you can just take it at a little lower intensity to ease yourself into it. It’s worth it! Working out in the outdoors and breathing in the fresh air definitely has a stimulating effect, and some studies I’ve seen have indicated that you possibly burn more calories exercising outdoors compared to indoors. Managing Anxiety and Depression

Monday, March 17th, 2008

By Dr. Daniel Baney If you have ever experienced a panic attack, or, an episode of clinical depression - you could hardly be faulted for wanting and seeking a final and everlasting “cure.” Some people who experience these conditions never have a reoccurrence. For others, anxiety and depression are persistent intruders in their lives. Why the difference? Likely, genetics predispose some of us to anxiety or depressive reactions as a response to situational stressors in our life. But that does NOT mean any of us are entirely helpless. Depression and anxiety are most often manageable. Powerlessness: Beliefs, Behaviors, & Feelings A key component to anxiety and depression are feelings of powerlessness. Perhaps some life stressor or loss has temporarily overwhelmed or discouraged you. Or, perhaps over time you have developed ineffective cognitive habits - styles of thinking - that promote your giving up power. These “distorted beliefs” lead us to have “distorted feelings” and “distorted behaviors”. For example: Suzy Somebody held and reinforced over time the distorted belief that “No one would be interested in someone like me.” This distorted and powerless belief led her to behave by isolating herself from others. Her isolative behavior and belief that no one was interested in her, led to predictable feelings of loneliness. Then, looking at how lonely she felt and isolated she behaved - she reinforced the powerless belief that, sure enough, “See there! I told you no one was interested in someone like me!” And the spiraling cycle of powerlessness was complete and reinforcing. It is much easier to change the way we think and behave than how we feel. The good news is, if we can change the way we think (correcting distorted thinking) and behave (powerless behaviors), then most often what we get is a resultant change in how we feel (for the better!). This is why cognitive-behavioral therapy is the treatment of choice for anxiety and depression and why empowering clients is so important. People often think of depression or anxiety as a function of low self-esteem. Actually and more precisely, depression and anxiety are made worse by low self-efficacy. What is self-efficacy? Self-efficacy is the belief that I have a sufficient measure of control and power over my life. Cognitive behavioral therapy is an important tool in identifying ways we might be lowering our sense of self-efficacy, giving up power and control, and thereby encountering depression and anxiety as a persistent companion in our lives. Tools for Managing Depression & Anxiety Fortunately, we have many tools at our disposal for managing anxiety and depression. These include:Medications which help treat the biological basis of depression.Cognitive Behavioral Therapy - changing the way we think and behave in order to increase our self-efficacy.Building supportive social networks of friends and activities.Increasing self-care habits to help us weather the storms of life. Boat Loan Contracts

Saturday, March 15th, 2008

By [http://ezinearticles.com/?expert=Damian_Sofsian]Damian Sofsian You do not need a signed contract on a boat in order to qualify for a loan. However as a boat purchaser, you have to get financial pre-approval. You can even consider getting a loan before you start shopping for a new or used boat. A pre-approved loan will give you the capacity to bargain for the price that can fit to your budget. You can have an advantage with the interest rate regardless of the dealer or market mark-up. Another benefit is that you will know your credit status or loan limits. You will also have enough time to resolve any unfinished business that will influence the closing of your future loan. Because when you already enter into a contract, you want to be confident that the loan will be approved. In addition, a pre-approval will give the boat dealers an assurance that you are serious about buying a boat. In the course of the loan process, you should completely understand the terms and conditions stated in the contract. Your failure to do so may cost you the boat. There are some contracts that are referred to as secure lending. This is a longstanding practice in marine financing. The boat that is purchased is secured as a collateral, and the lender will has the capacity to protect the interest rate in the collateral. The boat lending industry is growing fast, and financing companies are taking every liberty to add more provisions to their contracts. They know the demand, and some of the provisions they add are unfair — even capricious. So read the stipulations and ask questions about provisions that you don?t understand. If you are still not that confident or satisfied, you can always seek for legal advice. The Fundamentals

Friday, March 14th, 2008

By Paul Rinehart Several thoughts run through ones head when they think of French cooking. Visions of buttery goodness, heavy creams and fancy displays. There is much more to French cooking than that; France isnt just Paris after all. French food has several fundamentals, such as the mire poix, the bouquet garni or herb satchel and chicken stock. The Fundamentals A mire poix is 3 parts onion, 2 parts celery and one part carrot. Youll find this in most French dishes with the exception of fish and a few other recipes. The bouquet garni is a collection of herbs sometimes put into a cheesecloth. The typical ingredients are: Bay leaf, pepper corns, thyme and parsley stems. The chicken stock: Never throw away your bones and vegetable trimmings again! This is a useful way of using parts you might ordinarily toss. Another thing is, with this fundamental ingredient, you get to use two other fundamental ingredients, yes the mire poix and the bouquet garni. Dont add the liver, put that aside for a pate or something, livers are even good sauted in butter. Check out the recipe below. Chicken Stock Ingredients Carrots Celery Onions Chicken Giblets (NO LIVER!) Chicken Bones Water Bouquet Garni Add all ingredients to a stockpot, cover with cold water. Bring to a boil and let simmer. Stocks can simmer for over an hour. It depends on the strength you wish to have. Drain and let liquid cool. So how do I use these ingredients? Check this next recipe out. Were going to use all three fundamental ingredients! Soup, hey its the first thing I had to make in culinary school. With this basic recipe, you can substitute the main ingredient with just about any vegetable. For now well keep it simple, Cream of Asparagus Soup. Cream of Asparagus Soup Ingredients Asparagus (about a pound will do) Mire poix (keep it simple, use 1 large onion, 3 celery stalks, and one medium sized carrot) Bouquet Garni 2 russet potatoes Chicken stock Salt and Pepper White Wine Heavy cream Sweat the mire poix (this means cooking on low heat until the vegetables are translucent). Toss in your bouquet garni and season a little being careful not to over salt it. De-glaze (this gets any caramelized yummy goodness off the bottom of the pan) with a little white wine and cook it down. This next step is optional, but I think it adds a little flare. Cut the tops of the spears of asparagus off and set them aside. Blanch these in a bit of hot salted water until they turn bright green. Quickly remove them from the heat and run cold water over them. This is going to be your garnish. Cut the stalks of the asparagus and the potatoes into manageable pieces and toss them on top of your mire poix. Pour in enough stock to cover your ingredients by at least an inch. Bring it to a boil and then reduce to a simmer. Cook until the potato and asparagus are both tender. Remove the bouquet garni! Next step: Puree. I find that it is easiest to do this in installments. Add a bunch of the vegetables into a blender or, even better, a food processor, and then add a bit of stock. Take your pureed soup and run it through a strainer into another pot, this takes out any of the overly fibrous material. Return your pureed soup to the stove and bring it to a gentle simmer. Add a little cream and stir it in. Season to taste with salt and pepper. Dont forget your garnish! Ladle some of the soup out and put a few of the spear tops on top of the soup.
